To support the next phase of reinvestment in Woodlawn, Maryland, the Security Woodlawn Business Association (SWBA), in partnership with Baltimore County, engaged Camoin Associates to complete a Retail Market Analysis and Strategy focused on strengthening the area’s commercial areas, particularly Woodlawn Village.

This effort is intended to better understand the current and emerging retail market, and to identify realistic, actionable opportunities to support existing businesses, reduce vacancies, and attract new, market-aligned uses over time.

The analysis evaluates demographic and spending patterns, consumer preferences, retail real estate conditions, and competitive dynamics to define what the Woodlawn market can support today, and how that may evolve.
